USDA to change loan requirements on 10/1/11

USDA will be changing their upfront mortgage insurance and adding monthly
mortgage insurance (PMI) as of October 1, 2011.

If you are trying to get approved for a USDA loan, please have it
signed/approved before this date. This could affect whether or not a
client will qualify. See below!

IMPLEMENTATION RESPONSIBILITIES:
Beginning October 1, 2011, it is anticipated that all purchase loans
transactions will be charged:

(1) an up-front guarantee fee equal to 2 percent of the loan amount

(2) an annual fee of 0.3 percent of the unpaid principal balance.

100% LOAN FOR DESTROYED OR DAMAGED HOMES FROM STORM (FHA 203H)

Who can qualify for FHA 203H loan?

Individuals or families (owner-occupied) whose residences were destroyed or damaged as a result of disaster in the area.  (The president of United States has declared the affected areas as "Disaster"

This applies for purchase or refinance homeowners as well as apartment dwellers

What documents need to be submitted?

Documentation to show permanent residence in affected area, such as:

  • Valid Driver's License
  • Voter Registration Card
  • Current Utility Bill

Documentation to show evidence that property was destroyed or damaged and requires rebuilding or replacement, such as:

  • Insurance report
  • Inspection report from independent fee inspector 
  • Inspection report from government agency
  • Conclusive photographic evidence showing destruction or damage

Eligible Properties

  •  One unit detached home
  •  One unit in a condo approved for FHA Lending


These loans are manually underwritten. Each file will be reviewed case by case for final Credit Approval.

Ways to Purchase a Home with $0 to $100 Down

In today's tough economy, there is still several ways to purchase a home with a little money down:

 

1. USDA - No money down, home has to be in a rural area.  Contact me today for areas that qualify!

2. HUD - If home is up to $50,000, you need $500 down, over $50,000 you will need $1,000.  If you are going to be an owner occupant, $100 will be your downpayment, the balance will go toward your closing costs. You may also borrow money to do repairs.

3. HOMEPATH - If you are owner occupant, $100 down will be your downpayment.  

4. FHA - Requires 3.5% of total purchase as downpayment.

7 Questions Foreclosure Buyers Should Ask
  1. Is now a good time to buy a foreclosure? Local markets vary based on location.  There are questions buyers should ask before making an offer on a property in foreclosure.
  2. Buyers should be preapproved for a loan before they start to shop.  If a buyer is buying as a second home or investment property, they need to understand financing will be more expensive and than financing a home to live in.
  3. Buyers need to be aware of unpaid liens, taxes, home equity lines, utility bills, second mortgages, etc.  These obligations could become the new buyer's responsibility when they purchase the foreclosure.  If the property goes through a foreclosure auction and becomes bank-owned, the outstanding fees could be transferred to the new owner.
